** In the previous years’ surveys we only included properties
over $500,000, as that was entry level for Coconut Grove.
Now homes even in the Grove have dropped below $500,000, which
made it look like inventory had dropped. We had not surveyed
the prices below $500,000 so they were not being tracked.
As of this survey for December 2008 we began the survey at
$400,000 in Coconut Grove. What appears to be an increased
inventory is being accurate where the properties are now indeed
priced. Coral Gables figures already included the lower numbers.
No adjustment was necessary. There have even been two “fix-up”
sales in the $375,000 range on Poinciana in South Grove. There
are many sales in the Gables in the 300,000’s and $400,000
and even several sales in the mid $200,000 range in North
Gables.
Sales are happening in all price ranges.
The
sales prices range from the Casa Blanca bay front estate of
over 7 acres sold by one of my associates at Coldwell Banker
for $11,500,000 and a Tahiti Beach for $14,245,000.…
to homes that needed a lot of work selling in the $200,000’s
and $300,000’s.
Interest rates are again at historic lows so it is
a great time to make a move.
